TPO & PVC Single-Ply Roofing
TPO Roofing in Miami and Across South Florida
TPO roofing in Miami is one of the most common choices for commercial flat and low-slope roofs, and for good reason. It reflects the sun, holds up in the heat, and gives building owners a clean, watertight surface at a reasonable cost. R&D Construction & Roofing, LLC installs TPO and other single-ply systems, including PVC, on commercial properties throughout Miami-Dade, Broward, Palm Beach, Monroe and the Tampa Bay area.
We are a family-owned, licensed and insured roofing contractor and general contractor.
What Single-Ply Roofing Is
Single-ply roofs are made from flexible sheets of membrane rolled out over insulation and the roof deck. The sheets are either mechanically fastened, fully adhered or, in some cases, ballasted. The two thermoplastic options we install most are TPO and PVC.
- TPO (thermoplastic polyolefin): A white, reflective membrane with heat-welded seams. It is a popular choice for offices, retail centers, warehouses and multifamily buildings where energy use and budget both matter.
- PVC (polyvinyl chloride): Also heat-welded and reflective, PVC is known for its resistance to grease, oils and many chemicals. That makes it a frequent pick for restaurants and buildings with rooftop exhaust.
On both, seams are welded with hot air and fuse into one continuous layer instead of relying on glue or tape.
When TPO or PVC Makes Sense
Single-ply is often a good fit when:
- The roof is flat or low-slope and needs a full replacement or new construction roof.
- Cooling costs are a concern and a reflective surface would help.
- The building has restaurant exhaust, grease or chemical exposure (PVC is usually the better choice here).
- The owner wants a system backed by a major manufacturer’s warranty program.
Single-ply is not always the answer. If the existing roof is still sound, a silicone coating system or targeted roof repairs may extend its life for less money. We will tell you plainly which option fits your building.
How a Single-Ply Roofing Project Works
- Inspection: We walk the roof, check the deck, drainage, flashings and existing layers, and look for trapped moisture.
- Proposal: You get a written scope covering membrane type, insulation, attachment method and any code-required upgrades.
- Permitting and product approvals: We pull permits and confirm the system has the required Florida approvals for your location.
- Tear-off and deck prep: Old roofing is removed where needed, and damaged decking is repaired or replaced.
- Installation: Insulation goes down, then the membrane is fastened or adhered and seams are heat-welded. Edges, curbs, drains and penetrations are flashed.
- Inspection and closeout: We coordinate inspections, probe the seams, clean up and walk the finished roof with you.
Florida-Specific Considerations
South Florida roofs face strong sun, heavy rain and hurricane-force wind. Miami-Dade and Broward counties sit in the High-Velocity Hurricane Zone (HVHZ) under the Florida Building Code, which sets stricter requirements for wind uplift and product testing. Roofing products used there generally need a Miami-Dade Notice of Acceptance (NOA), and the installation has to follow that approval, including fastener patterns and attachment details.
Outside the HVHZ, including Palm Beach and the Tampa Bay area, roofs still have to meet Florida Building Code wind design and product approval rules. Fastening at corners and perimeters matters most, since that is where uplift is strongest.
Drainage is just as important. Ponding water on a flat roof shortens membrane life and adds load. Where needed, we use tapered insulation to move water toward drains and scuppers.

TPO Roofing FAQ
What is the difference between TPO and PVC?
Both are heat-welded, reflective single-ply membranes. PVC generally holds up better against grease, oils and chemicals, which is why it is common on restaurants. TPO is often the more economical choice for general commercial buildings.
Can TPO go over my existing roof?
Sometimes. It depends on the condition of the existing roof, how many layers are already there and what code allows. We check for trapped moisture before recommending a recover over a tear-off.
Does my TPO roof need a Miami-Dade NOA?
In Miami-Dade and Broward, roofing systems generally need an NOA because they are in the High-Velocity Hurricane Zone. We confirm product approvals for your location as part of permitting.
How do I keep a single-ply roof in good shape?
Keep drains clear, limit foot traffic and have the roof inspected regularly, especially after storms. Our roof maintenance program covers this.
